Found a property you like but haven’t signed the contract yet? Great, email us the contract and section 32 to review for you. We will review the documents within 2 business days and advise you accordingly. We offer unlimited complimentary contract reviews because we want you to be certain the property you choose comes with no hidden agenda.

If you have purchased a property and have a signed contract, forward a copy to us and we will provide you with our welcome pack explaining where we go from here.

We charge a fixed fee of $1,200plus GST for our professional fees in regard to the conveyancing. This total includes does not include all disbursements we may incur on your behalf . We expect these to be approximately $150, except where there is an Owners Corporation - that certificate in itself costs approximately $180.

Before we begin the process, we promise to confirm what we estimate your costs to be.
We also provide options to lodge caveats, serve default notices and prepare licence agreements where required. These options have an additional fee.

As settlement approaches, we will send you a link so that you can watch your settlement take place online. You will know your property has settled at the same time we do.

SELL

 

Send a request through our website making sure to include the property address and your contract details and we will send you a costs agreement and welcome pack which includes a Vendors Questionnaire to be completed by you and returned to us. This enables us to prepare your contract of sale and vendors statement/section 32 accurately.

Depending on the property type, we will endeavour to have a prepared contract and vendors statement/section 32 in your hands within 4-10 business days. Standard residential properties generally take around 4 business days whereas an apartment/unit with an active Owners Corporation can take around 10 business days. This time frame is completely dependent on when we receive the property certificates. Urgent vendors statements/section 32 can be prepared within 24 hours, however these will not contain certificates and the information contained therein will need to be provided accurately by you.

Why do I need a Vendors Statement/Section 32? This is an information statement required to be provided to a prospecting purchaser before they sign a contract. Unless a vendors statement/section 32 has been provided to a purchaser, the contract is invalid and unenforceable. This statement must include information regarding rates, zoning, building permits, notices, restrictions and anything a person should be aware of when purchasing a property.

Once you have found a buyer, forward us a signed copy of the contract. We will provide you with any documents which require your signature and keep you informed on the process.

TRANSFER

 

If you wish to transfer the ownership in a particular property we can facilitate this request. Common transfers that we deal with regularly include:

  • Parents transferring the entirety of their property or an interest in their property to their children;

  • Properties owned by two people (eg. Husband and wife) and transferring the property to one of those people solely.

  • A property owned by one person being transferred into the name of another jointly

Transfers between spouses, in relation to the principal place of residence are exempt from stamp duty.

Whilst previously, any transfer between spouses were exempt, the laws have recently changed and any transfer in relation to a property other than the principal place of residence will attract stamp duty.

A transfer between all other parties (whether related or not) will attract stamp duty.

In order to give a proper assessment of the stamp duty liability we will require a sworn valuation from a licensed valuer or a market appraisal from a licensed estate agent.
